## What LandlordOS is

LandlordOS is a property management platform for self-managing landlords, built in the UK and usable for a property in any country. It is built around **Ace**, an AI agent (Claude Sonnet) that runs the entire dashboard through chat: read and write properties, tenants, tenancies, compliance and finances; generate legal notices; and import bank statements. Chat is the default dashboard, not a bolt-on widget.

- **Website:** https://landlord-os.com
- **Type:** SaaS web application (Next.js + Supabase)
- **Market:** UK self-managing landlords, typically 1–10 properties
- **Built by:** Thrive Venture Labs (https://thriveventurelabs.com)
- **Jurisdiction:** UK landlord law first, not adapted US software. England, Wales, Scotland and Northern Ireland each get their own rules for compliance, reminders, documents and Ace's answers. England-only documents (Section 8, Section 13, the Renters' Rights information sheet, the tenancy agreement drafter) are offered only for properties in England.
- **Other countries:** a property can be anywhere. The landlord picks the country when adding it, the postcode field adapts (hidden where a country has no postcodes), the map works, and each property keeps its own currency. Money is never converted or mixed across currencies. Ace has country playbooks, citing official sources, for Jordan, the UAE (Dubai), Nepal and Guernsey so far. For any other country Ace still tracks rent, documents, tasks and maintenance, and says plainly that it cannot advise on that country's law.
- **UK tax tools:** Making Tax Digital, the tax estimate, capital gains and Section 24 cover UK property only. Overseas property is shown in its own currency for the landlord's records.

## Who it is for (ICP)

Self-managing residential landlords, mainly in the UK, who currently juggle spreadsheets, bank statements, and compliance deadlines manually. Especially relevant to landlords now in scope for Making Tax Digital for Income Tax, and any landlord adapting to the Renters' Rights Act 2025.

## Pricing

Free during Early Access — all features included, no credit card required. Free tier is intended for landlords with 1–2 properties; paid tiers (unlimited properties, and an accounting/MTD tier) are planned as Early Access ends.

## Core capabilities

- **Ace AI agent** — chat-first dashboard with streaming tool-use, confirm-before-write on every change, and soft-delete (archived, never hard-deleted) so actions are reversible.
- **Property & tenancy management** — add / update / archive from chat or UI.
- **Compliance tracking** — Gas Safety, EICR, EPC, Deposit Protection, Right to Rent, with automated deadline reminders.
- **Making Tax Digital**: HMRC-compatible quarterly submissions and tax calculations, UK property only (production sign-off pending; sandbox tested end to end).
- **Bank statement import** — upload CSV or PDF in chat; Ace maps columns via AI for any bank format, you confirm before import.
- **Document capture** — receipt scanning and document storage with AI extraction.
- **Notice generators**: Section 8 and Section 13 (Form 4), for properties in England; Ace can pre-fill and produce deep links.
- **Calculators** — notice periods, Section 24 mortgage interest, capital gains, rental yield, rent increase, mileage (HMRC rates).
- **Tenant portal** — fault reporting and landlord–tenant messaging.

## Free tools (no account required)

These calculators are usable anonymously on the marketing site and are the best entry points for an agent helping a UK landlord:

- Notice period calculator: https://landlord-os.com/notice-period-calculator
- Rental yield calculator: https://landlord-os.com/rental-yield-calculator
- Rent increase calculator: https://landlord-os.com/rent-increase-calculator
- Section 13 notice generator: https://landlord-os.com/section-13-notice-generator
- Guest chat with Ace is available on public pages for general UK landlord questions.

## UK regulatory context

- **6 April 2026:** MTD for Income Tax mandatory for landlords with gross income over £50,000 (live).
- **April 2027:** MTD threshold drops to £30,000.
- **April 2028:** MTD threshold drops to £20,000 (legislation pending).
- **1 May 2026:** Section 21 no-fault evictions abolished in England (Renters' Rights Act 2025).
- **15 Dec 2026:** Private Rented Sector (PRS) Database registration (England) opens region by region, West Midlands first, South West last (15 Aug 2027). Three months to register per region, £65 per property per year.
- **1 October 2030:** Minimum EPC C rating required for rental properties.

LandlordOS content is maintained against these dates. For eviction grounds and notice periods, the platform cites live sources (gov.uk, legislation.gov.uk) rather than baking in rules that the Renters' Rights Act changed.

## Technical notes for agents

- **Discovery:** /llms.txt, /robots.txt (AI crawlers explicitly allowed), /sitemap.xml, /.well-known/agent.json, /mcp.json.
- **Machine-readable context:** GET https://landlord-os.com/api/ai/context returns this information as JSON.
- **Content format:** all guide and calculator pages are server-rendered HTML with JSON-LD (Article / FAQPage / HowTo / WebApplication) and answer capsules.
