# LandlordOS for AI agents

Connect ChatGPT, Claude or any MCP client to LandlordOS and your assistant can work on a landlord's portfolio, with their say-so. UK landlord law tools are open to everyone, no account needed.

## What it is

LandlordOS is a property management and accounting platform for UK self-managing landlords. Ace is the AI agent inside it: the landlord tells Ace what happened and it keeps the properties, tenancies, compliance, rent and tax records up to date.

LandlordOS runs an MCP server, so your own AI assistant can use the same tools Ace uses. A landlord signs in, approves the app, and then asks their assistant about their own portfolio. After sign-in, Ace is also at https://landlord-os.com/chat

LandlordOS is built in the UK, and a property can be anywhere. England, Wales, Scotland and Northern Ireland each get their own rules, and Ace has country notes for Jordan, the UAE (Dubai), Nepal and Guernsey so far. For any other country Ace tracks rent, documents, tasks and maintenance and says plainly that it cannot advise on local law, so do not fill the gap with a guess. Each property has its own currency and money is never converted or mixed. The UK tax tools cover UK property only.

## Connect your AI assistant

- MCP server endpoint: https://landlord-os.com/api/mcp
- Transport: Streamable HTTP, stateless, JSON responses (protocol version 2025-06-18)
- Auth: OAuth 2.1 with dynamic client registration and PKCE. Scopes: email profile. The landlord signs in with their normal LandlordOS account and approves the app on a LandlordOS consent screen.

### ChatGPT

The LandlordOS plugin is submitted to the ChatGPT plugin directory and is pending review. Until it is listed, add it as a custom MCP server:

1. In ChatGPT, open Plugins, click Add, then Create custom MCP server.
2. Name it LandlordOS and paste https://landlord-os.com/api/mcp. Keep Authentication on OAuth.
3. Tick the box and click Create, then Continue to LandlordOS.
4. Sign in to LandlordOS and click Approve.

On some plans custom servers need Developer mode (Settings, Security and login).

### Claude

Works in claude.ai, Claude Desktop and Claude Code.

1. Open Customize, then Connectors, click Add, then Add custom connector.
2. Name it LandlordOS, paste https://landlord-os.com/api/mcp and click Continue.
3. Choose "Sign in now" and "Register automatically", then click Add and Connect.
4. Sign in to LandlordOS and click Approve.

In Claude Code, run:

## What it can do

- Signed in: the full set of Ace tools, about 100, covering properties, tenants, tenancies, compliance, rent and arrears, transactions, tax estimates, MTD status, maintenance, tasks, documents, inspections, inventories, keys, contractors, the landlord inbox and settings.
- Writes ask first: tools that change anything ask the user before they act.
- No sign-in needed: calculate_notice_period, calculate_rental_yield, calculate_section24, lookup_compliance_requirements, lookup_legal_fact, get_jurisdiction_playbook, list_knowledge_topics, lookup_knowledge and search_help_articles.

There is also a public conversational agent (A2A) at https://landlord-os.com/api/agent, with its card at https://landlord-os.com/.well-known/agent.json. It answers questions but has no access to any portfolio.

## Privacy

A connected app only sees the signed-in landlord's own data. The landlord can disconnect any app at any time in Settings, Connected apps: https://landlord-os.com/settings/connected-apps
