The MTD clock is ticking

HMRC is rolling out Making Tax Digital for Income Tax. If you earn rental income, you'll need to submit quarterly digital updates.

April 2026

Gross income over £50,000

If your total gross income (rental + other) exceeds £50,000, you must comply with MTD from April 2026.

April 2028

Gross income over £30,000

The threshold drops to £30,000 from April 2028. Most portfolio landlords will need to comply.

What is Making Tax Digital?

Making Tax Digital (MTD) is HMRC's programme to move the UK tax system online. For landlords, it means:

  • Digital record keeping - No more paper receipts and spreadsheets. All records must be kept in compatible software.
  • Quarterly updates - You'll submit income and expense summaries to HMRC every 3 months.
  • End of year finalisation - A final declaration replaces part of your Self Assessment return.

The days of submitting one annual tax return are ending. HMRC wants real-time visibility of your rental business throughout the year.
