Where we have no notes, Ace still tracks the rent, documents, tasks and maintenance, and says plainly that it cannot advise on that country's law. The UK tax tools cover UK property only.

Not on Ground 8 yet. Since 1 May 2026 it needs three months' arrears at the notice date and again at the hearing, with four weeks' notice. Arrears caused by a Universal Credit delay do not count. You can serve on Ground 10 now, and I can draft it from the Maple Road tenancy.
