About Section 8 Notices

A Section 8 notice (officially Form 3) is the legal document landlords use to begin eviction proceedings based on specific grounds. Unlike Section 21 (no-fault), Section 8 requires you to prove grounds at court.

Notice periods by ground

  • 2 weeks: Grounds 7A, 14, 14A (antisocial behaviour)
  • 2 months: Grounds 1, 2 (prior notice required)
  • 2 weeks: Ground 8 (2+ months arrears)
  • 2 weeks: Grounds 10, 11, 12, 13, 17
  • 4 months: Ground 1A, 6 (after RRA)
