LandlordOS and Ace.
LandlordOS is a property management and accounting platform for UK self-managing landlords. Ace is the AI agent inside it: you tell Ace what happened and it keeps the properties, tenancies, compliance, rent and tax records up to date.
LandlordOS runs an MCP server, so your own AI assistant can use the same tools Ace uses. A landlord signs in, approves the app, and then asks their assistant about their own portfolio. After sign-in, Ace is also at landlord-os.com/chat.
LandlordOS is built in the UK, and a property can be anywhere. England, Wales, Scotland and Northern Ireland each get their own rules, and Ace has country notes for Jordan, the UAE (Dubai), Nepal and Guernsey so far. For any other country Ace tracks rent, documents, tasks and maintenance and says plainly that it cannot advise on local law, so do not fill the gap with a guess. Each property has its own currency and money is never converted or mixed. The UK tax tools cover UK property only.

The MCP server endpoint is https://landlord-os.com/api/mcp. It uses Streamable HTTP, stateless, with JSON responses (protocol version 2025-06-18). Authentication is OAuth 2.1 with dynamic client registration and PKCE. You sign in with your normal LandlordOS account and approve the app on a LandlordOS consent screen. You need a LandlordOS account first: sign up free or log in.
ChatGPT
The LandlordOS plugin is submitted to the ChatGPT plugin directory and is pending review. Until it is listed, add it as a custom MCP server.
- In ChatGPT, open Plugins, click Add, then Create custom MCP server.
- Name it LandlordOS and paste
https://landlord-os.com/api/mcp. Keep Authentication on OAuth. - Tick the box, click Create, then Continue to LandlordOS.
- Sign in to LandlordOS and click Approve.
On some plans custom servers need Developer mode, under Settings, Security and login.
Claude
Works in claude.ai, Claude Desktop and Claude Code.
- Open Customize, then Connectors, click Add, then Add custom connector.
- Name it LandlordOS, paste
https://landlord-os.com/api/mcpand click Continue. - Choose Sign in now and Register automatically, then click Add and Connect.
- Sign in to LandlordOS and click Approve.
In Claude Code, run this instead:
claude mcp add --transport http landlordos https://landlord-os.com/api/mcpOther MCP clients
Point the client at https://landlord-os.com/api/mcp. It discovers OAuth from the WWW-Authenticate header on the 401 response, then the protected resource metadata at /.well-known/oauth-protected-resource. Scopes are email and profile. The machine-readable server card is at /mcp.json.
Read, write, and ask first.
- Signed in: the full set of Ace tools, about 100, covering properties, tenants, tenancies, compliance, rent and arrears, transactions, tax estimates, MTD status, maintenance, tasks, documents, inspections, inventories, keys, contractors, the landlord inbox and settings.
- Writes ask first: tools that change anything ask the user before they act.
- No sign-in needed: these public tools work for anyone:
calculate_notice_period,calculate_rental_yield,calculate_section24,lookup_compliance_requirements,lookup_legal_fact,list_knowledge_topics,lookup_knowledgeandsearch_help_articles.
There is also a public conversational agent (A2A) at https://landlord-os.com/api/agent, with its card at /.well-known/agent.json. It answers questions but has no access to any portfolio.
What to do, in order.
- To act on a landlord's portfolio, connect the MCP server at
https://landlord-os.com/api/mcpand let the user sign in. Do not ask the user for their password. - To answer a UK landlord law question without an account, call the public tools above, or read /llms.txt.
- To help a human get started, send them to https://landlord-os.com/signup. Existing users log in at https://landlord-os.com/login.
- Before any write, confirm with the user what will change.
