Yes. LandlordOS is completely free during Early Access. You get full access to every feature including unlimited properties, AI assistant, compliance tracking, MTD submissions, and per-property P&L reports. No credit card required, no time limit, no hidden fees.
Can I upgrade or downgrade at any time?
Everything is free during beta. At launch there will be a Free plan (up to 2 properties, with a taste of Ace) and a Pro plan from £9 a month that unlocks unlimited Ace and adds properties from £0.50 each, capped at £19 a month however large your portfolio. Upgrading or downgrading will be instant with no data loss.
What's included in the free tier?
Everything. During Early Access, every feature is included: unlimited properties, AI chat assistant, compliance tracking, legal document generation, statement upload with AI categorisation, MTD quarterly submissions, per-property P&L reports, and email support.
Do I need to pay for MTD features?
No. During Early Access, all MTD features are included for free. This includes quarterly submissions, statement upload with AI categorisation, and per-property P&L reports. Making Tax Digital became mandatory on 6 April 2026 for landlords earning over £50,000.
Is there a contract or commitment?
No. LandlordOS is free during Early Access with no contracts or commitments. When paid plans are introduced, they will be month-to-month with no long-term contracts.
How does LandlordOS compare to Hammock?

What counts as a "property"?
Each rental unit counts as one property. A house is one property. A flat in a block is one property. If you have an HMO with 5 rooms, that's still one property.
Can I use LandlordOS for a property outside England?
Yes. LandlordOS is built in the UK, and England, Wales, Scotland and Northern Ireland each get their own rules. Compliance, reminders, documents and Ace's answers follow the property's nation. A property can also be anywhere else in the world. You pick the country when you add it, the postcode field adapts, and the property keeps its own currency. Money is never converted or mixed across currencies. Ace has country notes for Jordan, the UAE (Dubai), Nepal and Guernsey so far, and cites official sources. For any other country Ace still tracks rent, documents, tasks and maintenance, and says plainly that it cannot advise on that country's law. Section 8, Section 13, the Renters' Rights information sheet and the tenancy agreement drafter are for properties in England. The UK tax tools (Making Tax Digital, the tax estimate, capital gains and Section 24) cover UK property only, and overseas property is shown in its own currency for your records.

What government data do you integrate with?
LandlordOS connects to 5 official UK government APIs. For property in England and Wales that means live EPC ratings from the government register, area crime statistics from data.police.uk and HM Land Registry property valuations with comparable sales data. Flood risk monitoring from the Environment Agency covers England only. Companies House integration for Ltd company landlords includes filing deadline alerts. All included free during Early Access.
