A week with Ace

One week, nothing typed in.

This is a normal week for a landlord with three properties. Every line is something Ace did from a message, a photo or a forwarded email.

  1. MondayYou forward the September bank statement. 47 rows sorted by property, one transfer Ace asks you about.
  2. TuesdayYou photograph the new gas certificate at Elm Street. Filed, expiry set to Jul 2027, the old reminder closed.
  3. Wednesday"Can I put the rent up at Oak Lane?" Yes, once a year with two months' notice. Section 13 drafted for 1 January at £1,450.
  4. ThursdayThe Maple Road EICR is due in 30 days. Your usual electrician is emailed with the dates you are free.
  5. FridayFlat 3 is a week late. A friendly reminder letter is drafted for your review, then sent and logged.
  6. Monday morningYour summary email. Rent in, rent missing, certificates due, one thing to decide.

UK law, with the source

The Housing Act, the Renters' Rights Act, deposit rules, MTD. Every legal answer names the gov.uk or ACAS page it came from. When it does not know, it says so.

Your own records

Properties, tenancies, certificates, rent and expenses. "What did Oak Lane make this year?" is answered from your figures, not an estimate.

The official registers

For property in England and Wales: EPC ratings from the government register, sold prices from HM Land Registry, crime from data.police.uk, flood risk from the Environment Agency (England only). Companies House for company-held lets.

Built in the UK, works wherever your property is. England, Wales, Scotland and Northern Ireland each get their own rules. A property anywhere else gets its own currency, the map and Ace's notes on local law, where we have them.
The maths

An agent takes ten to fifteen percent. Ace is £9 a month.

A managing agent

Ten to fifteen percent of the rent, plus fees for renewals, inspections and repairs. On a £1,200 a month let that is £1,400 to £2,100 a year, per property.
