Where the rollout stands today

HMRC's Making Tax Digital for Income Tax is now mandatory for landlords above £50,000. If that's you, you need compatible software for quarterly updates and your End of Period Statement. More landlords are being folded in from April 2027 and April 2028.

Gross income over £50,000

Mandatory from 6 April 2026. First quarterly update due by 7 August 2026. LandlordOS handles the record keeping and submissions.

April 2027

Gross income over £30,000

Threshold drops to £30,000 from April 2027 — a big jump in scope. Get your systems sorted now, not in the scramble.

April 2028

Gross income over £20,000

Threshold drops again to £20,000 (subject to legislation) — most portfolio landlords will be in by then.

What is Making Tax Digital?

Making Tax Digital (MTD) is HMRC's programme to move the UK tax system online. For landlords, it means:

  • Digital record keeping - No more paper receipts and spreadsheets. All records must be kept in compatible software.
  • Quarterly updates - You'll submit income and expense summaries to HMRC every 3 months.
  • End of year finalisation - A final declaration replaces part of your Self Assessment return.

The days of submitting one annual tax return are ending. HMRC wants real-time visibility of your rental business throughout the year.
